Dock Street Project

Two Trees Development Corp. is preparing a proposal to construct an 18-story residential rental building at the intersection of Dock and Water Streets, adjacent to the Brooklyn Bridge. Known as the “Dock Street Project”, the plan has not yet been certified by the Department of City Planning. Though the public review process has not started, news of the plan has already aroused unified opposition from the BHA, the DUMBO Neighborhood Association and the Fulton Ferry Landing Association, with whom we have issued a joint statement - now posted on our website at www.brooklynheightsassociation.org.

The Dock Street Project is best described as a remake of Two Trees Corp’s 2004 plan, then known as 38 Water Street, only this version is a taller building covering a larger footprint. To ‘sweeten the pill’ the developer is offering to include affordable units and a school. The building’s defects remain the same as in 2004. The proposed building would rise ten stories above the Brooklyn Bridge roadway, upstaging the Brooklyn Bridge from all directions, grabbing panoramic views of the Manhattan skyline and Manhattan Bridge as seen from the Bridge. Pictured here are computer generated simulations showing the impact of the project on the Brooklyn Bridge, as seen by pedestrians from the Brooklyn Bridge walkway and from Water Street facing the Bridge. For more images, visit www.savethebrooklynbridge.org, which is the source of these photos.

As soon as the Department of City Planning certifies the project, we’ll be organizing a campaign similar to the effort we mounted with 38 Water Street. We’re glad to report that City Council Member David Yassky stands with us in strong opposition to any building on this site that would rise above the Bridge roadway.
